The existing building is located in a context far from the center of Verbania-Trobaso and rather degraded as well as noisy due to the presence of two roads that delimit the property downstream and upstream. The building, made up of portions of houses of different properties that intersect each other, was built in the 60s of the last century and subsequently subjected to various expansion interventions that were not always consistent with each other both from a formal point of view and from the materials and finishes. It is currently in a poor state of repair and needs major renovation works.
The owners, a young couple with children, wanted to create a modern and comfortable residence for their family.
The presence of the high 4-floors building located at a distance of just over 3 meters. has constrained the design choices by inducing to "eliminate the volume" of the two existing rooms facing this building and recover the volume to be added to the rooms on the second floor in elevation.
For the part intended for residential use, a clear finish was envisaged with defined and simple shapes for both the walls and the openings. The walls will be covered with an insulating coat of rock wool which will allow to attenuate the acoustic impact of external noise.
It was also decided to architecturally differentiate the non-residential part with a cladding in larch wood strips which at the same time allowed, thanks to the irregular and shaped surface, to act as a further damping barrier of the external acoustic reverberation.
The installation of medium-sized evergreen plantings towards the road will also improve the quality and visual/acoustic usability of the property.

Il fabbricato esistente si presenta in un contesto defilato dal centro di Verbania-Trobaso e piuttosto degradato oltre che rumoroso a causa della presenza di due strade che ne delimitano a valle e a monte la proprietà. L’immobile, composto da porzioni di abitazioni di differenti proprietà che si intersecano tra loro, è stato costruito negli anni 60 del secolo scorso e successivamente oggetto di vari interventi di ampliamento non sempre coerenti fra loro sia dal punto di vista formale che dei materiali e finiture. Attualmente si presenta in pessimo stato manutentivo e necessita di importanti opere di rinnovamento.
I proprietari, una giovane coppia con figli, vuole realizzare una residenza moderna e confortevole per la loro famiglia.
La presenza dell’alto fabbricato di 4 piani posto ad una distanza di poco più di 3 mt. ha vincolato le scelte progettuali inducendo ad “eliminare la volumetria” delle due camere esistenti prospicienti tale fabbricato e recuperarne il volume da aggiungere alle camere al piano secondo in sopraelevazione.
Per la parte a destinazione abitativa si è prevista una finitura chiara con forme definite e semplici sia per le murature che per le aperture. Le pareti saranno rivestite con cappotto isolante in lana di roccia che consentirà di attenuare l’impatto acustico del rumore esterno.
Si è inoltre scelto di differenziare architettonicamente la parte non abitativa con un rivestimento in listelli di legno di larice che al contempo consentisse, grazie alla superficie irregolare e sagomata, di fare da ulteriore barriera di smorzamento del riverbero acustico esterno.
Anche la posa di piantumazioni sempreverdi di medio fusto verso la strada consentirà di migliorare la qualità e fruibilità visivo/acustica dell’immobile.
